APPLICATION FOR CORRECTION OF PROPERTY TAX ASSESSMENT
DATE: 2024/25 Tax Year
I hereby designate North House Reductions, LLC, as my exclusive representative, and I authorize it to process in 2024 my Correction/Refund application for the correction of the assessment appearing on the 2024 Assessment Roll (2024-2025 tax roll) and for all corrections for the 2024/25 tax year. To represent me during initial assessment discussions with the assessor and their representatives, throughout all stages with the Board of Assessment Review, and, when deemed appropriate by North House Reductions, LLC, within the NYS Supreme Court Small Claims Assessment Review and/or by coordinating Article 7 Judicial Proceedings, in accordance with the rights guaranteed to me under the NYS Property Tax Law. I authorize Board of Assessment Review, Westchester County Department of Assessment, the village/city, and/or all other parties/individuals/municipalities to communicate directly with North House Reductions, LLC in all matters relating to this application.
1- Eligibility: 1. A person named in the property records of the County Clerk as a Homeowner/Owner; or 2. That person’s authorized agent; or 3. A person who has contracted to buy a home; or 4. The estate of a deceased Homeowner/Owner, is eligible under law to receive a tax assessment reduction and a property tax refund. If you are not in any of these categories, you will not be able to receive a property tax refund and you should not sign this agreement. I hereby represent that by signing below I am one of the persons listed within these categories.
2- Service to Be Performed: Note that you are not required by law to use a tax reduction service in order to file for and/or receive a tax assessment reduction. By signing this agreement, however, you are directing North House Reductions, LLC (not affiliated with any municipality) to prepare and file any and/or all forms of your Complaint(s) for review by the Board of Assessment Review, to represent you at any proceeding which includes the preparation and filing of the Petition(s), the preparation and presentation of a Market Analysis and to physically appear on your behalf at settlement conferences and all court hearings as necessary. North House Reductions, LLC will prepare, and file forms required by any municipality for issuance of a possible refund check, minus any fees due and the balance forwarded to you within 30 days from our receipt. If there is a duplicate filing, North House Reductions, LLC may withdraw its filing at its discretion.
3- Notification Of Tax Reduction: North House Reductions, LLC is required by law to make reasonable efforts to communicate the terms of any settlement offer made in the course of a tax assessment review proceeding, other than a hearing or trial. The reasonable efforts to communicate will be made via a letter and/or email to the address and/or email that was provided. I authorize North House Reductions, LLC to negotiate and finalize any settlement they find beneficial on my behalf during such hearings and/or trials. I hereby give North House Reductions, LLC full authority to settle my case and negotiate any municipality refund checks obtained and deduct its fees therefrom
4- Fee For Service: North House Reductions, LLC DOES NOT CHARGE A FEE IF THERE IS NO REDUCTION. If successful, I agree to pay a fee equal to 45% 60% of the Tax Reductions payable within 60 days of the date of North House Reductions, LLC’s invoice containing official proof of reduction (the official decision). Should my case(s) require an appeal, a NYS court filing fee of $30 may apply. I also agree to pay a $75 market analysis fee or supply a certified appraisal (issued within 1 year) with my application. A $50 late charge will apply to all payments 60 days past due. If I do not pay within 90 days, I shall pay (i) 1% interest per month on the amount due from the date of the first invoice; and (ii) all costs of collection including attorney’s fees of 33% of any amount due including interest. I also agree that North House Reductions, LLC may submit its claim to an arbitrator or arbitration company selected by North House Reductions, LLC, (North House Reductions, LLC, shall advance any arbitration fees, but the arbitrator shall award such fees to the prevailing party) or bring suit against me in the courts located in Nassau County; except if North House Reductions, LLC demands arbitration, Nassau County courts shall have exclusive jurisdiction of any dispute/action relating to this agreement; and service of a demand for arbitration or summons and complaint upon me by mail at the address listed in this agreement shall be sufficient service and notice thereof. The sale of my home does not void this contract, and I will remain responsible for any fees incurred unless I have my buyer assume responsibility for this contract in writing, with North House Reductions, LLC.
5- Insurance: A municipality may require a homeowner to provide a copy of their homeowner's insurance declaration page to receive a property tax reduction. I give North House Reductions, LLC, permission to contact my insurance company, agent, broker, and/or third party and obtain my homeowner's insurance declaration page. I also give permission to my insurance company, agent, broker, and/or third party to send my declaration page directly to North House Reductions, LLC.
6- Cancellation: At any time within fourteen (14) days after entering into this contract, I have the complete right to cancel this agreement in writing to North House Reductions, LLC.
